METHOD / ASSUMPTIONS

One start. Different buildings.

Houses, apartment buildings, industry and logistics, retail, hospitality, offices, education, healthcare, sports, civic and mixed-use projects. A separate template covers masterplanning and site planning.

English: all 27 EU countries, including Bulgaria. Bulgarian: Bulgaria only. The reference directory supports local research; it does not contain a complete national or municipal rules engine.

What do the figures mean?

The plot balance adds total building footprint, allocated greenery, servicing and expansion reserve. Remaining land is the difference from site area. Greenery is your proposed allocation, not a verified legal minimum. Coverage and floor area are compared numerically with the limits you enter, where those measures apply locally. Leave unknown limits blank. Equal-floor area is a simplified physical estimate; use the applicable local area definition for planning comparisons. Include retained and proposed buildings.

Does the result confirm permission to build?

No. A closed area balance is not a geometric layout or a regulatory assessment. The applicable national, regional and local rules, land-use plan, building lines, height, setbacks, access, parking, fire safety, accessibility and specialist requirements need project-specific review. An expansion reserve is only an allocation of land, not a confirmed development right. Completing the evidence register records your statements; it does not certify compliance.

What does the brief include?

Your project information, functional programme, capacity requirements, chosen assumptions and open questions. Usable areas, underground areas and outdoor spaces remain separate. Any gross-area estimate uses your own efficiency assumption and is not a legal GFA assessment. The result is an initial discussion document; the agreed design scope comes after review.

How do I save and send it?

Download the text file for editing or choose Print / PDF and use the browser’s Save as PDF option. Attach the result to your own email to info@msintez.com. Nothing is sent automatically.

How is the design fee calculated?

Each service has its own calculation basis and scope. Supported Bulgarian methodology calculations are labelled with their source; entered hours, rates and fixed budgets remain your assumptions. The EU-wide workspace does not apply a single European tariff. A partial subtotal excludes unresolved items and is never a full-project quotation. M-Sintez confirms the final scope, price and delivery dates separately.
